Seawall inspection planning for real-estate agents

Help your client understand the seawall before closing. Start with the concern, available records and inspection deadline.

01 · Dates & access

Make time to check the seawall.

Share the inspection deadline and planned closing date early. Confirm the visit and report delivery dates so your client has time to review the findings.

Gather the property address, earlier reports and the specific concern. Identify who can provide access and whether an association owns any part of the wall.

Share the transaction details
02 · Your handoff checklist

A useful agent handoff

  • Tell us whether you represent the buyer, seller or both.
  • Gather prior seawall permits, repair invoices, surveys and reports; note any missing records.
  • State the inspection period, access contact and delivery format the client needs.
  • Confirm what the inspection includes, its price and the available dates.

03 · Help your client decide

Help your client understand the findings.

Review the findings, recommended work and questions that still need answers. Ask the seawall professional about repair options and discuss any contract or negotiation decisions with your client’s advisers.

What to ask for in a seawall condition report

Confirm the type of assessment and written report with the professional you choose, including the scope and delivery date. Ask for dated photos, findings, recommended repairs and a list of areas that could not be inspected.

Ask whether the assessment covers the wall panels, concrete cap, joints, supports and ground behind the wall. Buried anchors and underwater areas may need extra investigation. If you need a repair budget or an estimate of remaining life, discuss that before the visit.

Request report pricing. Confirm the scope, price and availability directly with the professional before relying on a visit or report date.

Common questions

Can you help with an inspection deadline?

Share the date as early as possible. Discuss your needs and the next steps. Confirm the visit and report delivery dates before your client relies on them.

Who should order and pay for the report?

Agree who will order the report, who may use it and who will pay before the inspection.

Can both parties use the same report?

Ask the report author whether both parties may use it and whether a separate inspection is recommended.

What if access is controlled by an association?

Identify the authorized contact and obtain permission. Note restricted areas, shared structures and any available association engineering reports.

Will this support a specific repair credit?

A written description of the repairs and a property-specific price can help the parties discuss a repair credit with their advisers.

What if no permit record appears online?

Ask the local building or permitting office for older records. Some permits may not appear in an online search.

Make shoreline records a separate transaction task

Ask the seller for the Alabama Power tag and approved plans early. Confirm which structures are covered and whether later changes have a record. Use the actual lake parcel, not only the listing’s city name, when directing local questions.

Help the parties distinguish a contractor site visit, an engineering opinion, a survey and a permit-status inquiry. No single document substitutes for all four.

Avoid promising permit transfer or future dock size

Have Alabama Power explain the current owner-change process and the eligibility of proposed work. Ordinary residential maximums and frontage guidance are subject to site review, so a listing should not turn them into guaranteed development rights.

Keep any inspection deadline and contract decision with the parties and their advisors. A referral does not guarantee an appointment or a closing outcome.
