Seawall specialist referrals for home inspectors

Help your client get the right next step when a seawall concern needs a specialist’s attention.

Refer a seawall concern
01 · What you inspect

Check what your inspection covers.

Check your signed agreement and inspection standard to see whether seawalls are included. Record what you observed and which areas you could not inspect. A seawall specialist can investigate concerns outside your inspection.

Check the inspection standard
02 · Useful observations

Pass on observations a specialist can use.

  • Record the location and date of visible cracks, displaced joints, ground settlement or movement from a safe position.
  • State whether water-side surfaces, anchors, foundations or the wall’s ends were inaccessible.
  • Identify the client’s question and obtain permission before sharing contact or property information.
  • Include the client’s deadline, access contact and any existing records.

03 · Specialist handoff

Find out what needs a closer look.

Share the observations with a seawall specialist. They can recommend a visual inspection, underwater check, survey or engineering investigation. Ask what the written findings will include and keep a record of your referral.

Refer a seawall concern

Check your inspection standard.

The ASHI Standard of Practice does not require seawall, break-wall or dock inspection in its minimum exterior scope; additional services may be agreed. Check the standard and scope named in your agreement.

What to ask for in a seawall condition report

Confirm the type of assessment and written report with the professional you choose, including the scope and delivery date. Ask for dated photos, findings, recommended repairs and a list of areas that could not be inspected.

Ask whether the assessment covers the wall panels, concrete cap, joints, supports and ground behind the wall. Buried anchors and underwater areas may need extra investigation. If you need a repair budget or an estimate of remaining life, discuss that before the visit.

Request report pricing. Confirm the scope, price and availability directly with the professional before relying on a visit or report date.

See the InterNACHI waterfront inspection standard for examples of what a visual inspection covers.

Check the right wall measurement.

Common questions

Do all home-inspection standards exclude seawalls?

It depends on the standard and your signed agreement. Check both before deciding whether a specialist is needed.

Should I identify a cause before referring?

Describe what you saw and what you could not inspect. A qualified specialist can investigate the cause and recommend the next steps.

Can I send client photographs?

Share client photographs with the appointed professional only with the client’s permission. Agree on a private transfer method before sending them.

Does a referral certify the wall as safe?

A referral helps arrange the right next step. A qualified professional needs to inspect the wall to assess its condition.

Who communicates with the client?

Agree who will communicate with the client, receive the findings and authorize property access. Record those responsibilities in the inspection brief.

What if there are serious warning signs?

Keep people away from the affected edge and describe the concern promptly to an appropriate professional. If there is immediate danger, move away and contact local emergency services.

Record the shoreline observation and the inspection limit

Describe visible cracking, settlement, displaced stone, drainage patterns or dock-interface changes without inferring concealed structural capacity. Record the inspection date and the observed water condition.

Identify missing approval records separately from physical defects. A wall may look intact while its permit history remains unresolved, and a documented wall may still need repair.

Recommend the right follow-up question

Direct structural design questions to an appropriately licensed professional and permitting questions to Alabama Power. If habitat constraints may affect replacement, recommend a parcel-specific determination before the owner selects a repair method.

The useful handoff names the location, observed condition, uncertainty and intended question. It does not assign a remaining service life from appearance alone.
