What will your shoreline project cost?

By Smith Lake SeawallUpdated: 2026-11-05

Start with the cause of the problem and a written scope. A price per foot tells little until you know the wall height, access, materials and exclusions.

Optional · 10 short questions · no contact details

Answer from what you already know. Stay on safe ground; do not go near the edge or into the water to check. You can choose “Not sure” for any question.

Skip this and go to the budget calculator

1. Holes, sinking ground, or soil washing out behind the wall?
2. Is the wall leaning or bulging toward the water?
3. What cracks have you noticed?
4. Gaps, missing pieces, or soil coming through the joints?
5. Is the top broken or crumbling, or is metal showing?
6. Are there rust stains on the wall?
7. Does water come over or through the wall when the lake is high?
8. Has there been a major storm since the wall was last checked?
9. About how old is the wall?
10. When was the last professional inspection?
What this check is based on

The questions organize observations about soil loss, wall movement, open joints and damaged concrete. They do not diagnose a cause or approve a repair. Before shoreline work, review Alabama Power’s Smith Lake shoreline guidelines and have the property assessed.

An approximate length is fine.

Where can I find the wall length?

Look for the waterfront length on your property survey or seawall plans. For example, enter 75 for a wall that is about 75 feet long. If you cannot find it, tick “I don’t know the length yet”. Stay on safe ground; you do not need to measure beside the water.

Add height & site details Optional

Add what you know about the wall and access. We’ll include these details in your result so you can discuss how they affect the work and price.

Use the height from the bottom beside the wall (the mudline) to the top of the wall cap. Include the part under water. Use plans or a survey; leave this blank if you don’t know. Do not enter the full panel length or a survey elevation such as NAVD88. The buried depth and required top elevation come from the site design.

How the numbers work

For a published range, we multiply the price per foot for your chosen material by your wall length. It is a starting point. Height, ground conditions, equipment access, permits and other work can change the final price. The source does not give enough detail to price those changes, so the calculator lists them as questions to check.

Have a price for your property? Enter it to add known extra costs and the reserve you choose. Anything without a price stays on your checklist. For repairs or a height change, get a price for that specific work.

The wall’s bottom-to-top height, the buried panel depth and the cap elevation shown on a survey are different measurements. An engineer uses the ground, nearby structures, drainage and water conditions to design the wall. For approval requirements, see Alabama Power’s Smith Lake shoreline guidelines. A reservoir operating elevation is not a design height for your wall. No verified Smith Lake construction-price range is supplied; enter a written price for your property to calculate a budget.

Repair prices by type

Multiply the length being repaired by the range. An assessment sets the repair method, and structural failures cost more than minor repairs.

What to include in your price

Ask for a written list of what the price covers. Include the related work below when planning your total budget.

  • Inspection, design, wall material, wall length and planned height.
  • Removing the old wall, waste disposal, site access and temporary protection.
  • Drainage, soil behind the wall, supports, wall cap, docks and utilities.
  • Permit applications, fees, inspections, cleanup and final paperwork.
  • Extra costs, work left out, a reserve for unexpected work and approval of price changes.

Is there a reliable Smith Lake price per foot?

No public Smith Lake bid with a price per foot turned up in this research, so the ranges here are national figures from HomeGuide. They cover materials and installation for a typical residential wall and carry their source and date; they are not local averages.

Use them for a first budget, then ask for a written estimate after a site visit. Record its date, length, material, wall height, access method and exclusions. The calculator multiplies a national range by your length, or uses a price you enter; it does not invent a local rate or recommend an engineered design.

What should the written price include?

  • Assessment, survey, design and any additional soil or underwater investigation.
  • Demolition, hauling and lawful disposal of the old wall or debris.
  • Approved rock, wall components, foundations, anchors, caps and end connections.
  • Drainage, filter material and suitable backfill.
  • Equipment transport, barge or land access, temporary protection and mobilization.
  • Applications, approved changes, inspections and close-out.
  • Dock, lift, utility and landscape work affected by the shoreline repair.
  • Final grading, planting, driveway repairs and cleanup.

For each item, mark it included, a separate amount, not needed or still unpriced. A blank line is not a zero-dollar allowance. Use the same list for every proposal so a shorter price does not hide missing work.

Why can two similar lengths cost differently?

An excavator that can reach a stable work pad needs a different plan from equipment that must arrive by water. Steep approaches, narrow gates, trees, septic areas and overhead or buried services can limit access. A low-water visit can help reveal conditions, but it cannot guarantee the level available during construction.

Ask the contractor to describe the access route and restoration in writing. Separate one-time mobilization from length-based work. For stone, compare the quoted weight or volume and the specified material, rather than assuming all “loads” contain the same quantity.

Which permit numbers can you use for planning?

The residential schedule revised July 15, 2025 lists $400 for general construction, $200 for substantial repair and $100 for a qualifying permit modification. Alabama Power determines the applicable categories. These are approval fees, not construction prices.

ADEM updated its construction permit in April 2026 and announced new fees from October 15, 2026. Use the current official fee calculator if the project needs coverage. Do not insert an old statewide amount into the bid.

How do you compare repair and replacement?

Request two clearly bounded scopes when both options are viable. A repair proposal should identify what remains, how the cause is addressed and what could still require later work. A replacement proposal should explain demolition, approved alignment and all associated drainage and site restoration.

Do not compare a repair subtotal with a complete rebuild total. Keep unknown work visible and ask what would trigger a change order. Choose an optional reserve based on your own budget; no percentage can make an undefined scope complete.

How to use these prices

We read HomeGuide’s national seawall cost guide on November 5, 2026. The calculator multiplies the per-foot range for your material by the length you enter. It keeps repair and new-wall prices apart and adds no local discount or markup. A price you enter replaces the published range. Alabama Power permit fees are listed separately, and a permit fee is not the full approval cost.
